About the project

The Byron Bay Co-Lab transforms the former Byron District Hospital into 19 long-term rental units for essential workers, including teachers, nurses, ambos and aged care staff. One unit is fully accessible. This project addresses a critical workforce housing shortage in a high-cost, low-vacancy market, while demonstrating scalable adaptive reuse of public infrastructure. ATI helped shape the project strategy, advising on feasibility, phasing, and interface with Council and regional planning frameworks. We continue to lead delivery planning, funding alignment, and stakeholder engagement to ensure strong social license and design outcomes.

ATI’s role

ATI is managing end-to-end delivery including scoping, design coordination, Council and community interface, approvals, procurement and build coordination.

Client value

ATI provided the development leadership Social Futures needed to translate a strong policy idea into a real, fundable project, one that protects local services by housing the people who deliver them.
